3 Reasons Air Conditioners Leak Water

When your HVAC system is in air conditioning mode it can produce GALLONS of water each day. So when the water isn’t going where its supposed to, it can be a major headache and cause damage to your home. There are many reasons your AC may leak water but lets take a look at some of the most common causes.

1. Clogged drain line. Dirt and dust from the environment accumulate in the drain pan and drain line. When the system goes into AC mode, the condensation mixes with the debris and can clog up the lines.

2. Frozen Indoor coil.  An evaporator (indoor) coil can become frozen if the system is low on freon or if air flow across the coil is restricted.  When the system is low on refrigerant, it causes the evaporator coil to become much colder than normal and ice will form. When the ice eventually melts, it can overflow the drain pan and leak onto the floor. Dirty filters and coils can restrict the air flow across the coil causing it to freeze up.

3. Cracked drain pan. When water sits too long in the drain pan, the pan can become rusted and leak water. Some air conditioners have a secondary drain pan to catch water as a back up. This pan has a float switch that turns your AC off to prevent water damage.

Here are some things you can do to prevent this from happening to you:

  • Replace filters monthly
  • Clear the drain line from the outside with a wet-dry vacuum
  • Pour one cap full of bleach into the drain pan once a year
  • Have a preventative maintenance check performed semi annually
